Roof check / 08 signs

Signs Your Roof Needs a Roofer

Roofs rarely fail overnight. They give warnings first, and a roof repair done early costs far less than the damage a leak causes later.

You can spot most of these from the ground, from a window or from inside the loft. If you notice any of them, ask a roofer to take a look. Please do not climb onto the roof yourself.

  4. 04A ridge line or roof slope that has started to sag
  5. 05Pieces of mortar in the gutters or on the ground below the ridge

  7. 07Standing water, blisters or cracks on a flat roof
  8. 08Gutters that overflow, or moss building up across the roof

Hampstead / NW3

Roofing for Hampstead's Period Homes

Hampstead's roofs are some of the most varied in London. Georgian and Victorian houses with natural slate and tall chimney stacks. Edwardian mansion blocks with large shared roofs. Arts and Crafts houses with steep clay tiles and dormers. Most have lead valleys, parapet gutters and details that newer homes do not.

Much of the area sits inside conservation areas, and many buildings are listed. That makes the choice of materials matter. We quote for slates, tiles and lead that match what is already there, and we tell you when a change may need permission from Camden Council.

Our roofers cover the whole of Hampstead and the neighbourhoods around it:

Roofer Hampstead: Your Questions Answered

Straight answers to the questions Hampstead homeowners ask us most. If yours is not here, call 07752 979023 or send us a message.

Do you cover Hampstead?

Yes. North London is Roof HQ's primary service area and Hampstead is right in the middle of it. Our roofers work across NW3, including Hampstead Village, South End Green, Frognal and Belsize Park, and in neighbouring West Hampstead, Highgate and Golders Green. See the full list on our coverage page.

I searched for a roofer near me. Is Roof HQ a local roofer?

Roof HQ is a London roofing company, and Hampstead is part of the North London area we work in most. You do not need to visit an office: we come to you, look at the roof, and give you a written quote. Our company details, including the registered office, are at the bottom of every page.

How much does a roof repair cost in Hampstead?

It depends on what has failed, the roof covering, how much needs doing and how the roof is reached. Many Hampstead houses are tall, and some repairs need scaffolding. So we do not publish fixed prices. We look at the roof first, then give you a written, itemised quote, free of charge. Call 07752 979023 to arrange it.

Do you offer emergency roof repair?

Yes. Emergency roof repairs are part of our repair service. Call 07752 979023, as the phone is the quickest way to reach us, and we will tell you honestly when we can attend. In the meantime, catch the water in a bucket, move anything valuable, and take photographs for your insurer. Please do not go up on the roof yourself.

Should I repair my roof or replace it?

It depends on the condition of the whole roof, not just the part that is leaking. We assess it and show you the evidence. We will not recommend a new roof if repairs can effectively extend the life of the one you have. If replacement really is the right course of action, we explain why.

How long does a roof replacement take?

It depends on the size and shape of the roof, the materials, the scaffolding and the weather. As a general guide, replacing the roof of a typical house takes one to two weeks once the scaffolding is up. Larger roofs, and roofs with several dormers, chimneys and valleys, take longer. Ask us for an expected timescale when we quote.

My house is listed or in a conservation area. Can you still work on the roof?

Yes. Much of Hampstead sits inside conservation areas and many houses are listed. Like-for-like repairs with matching materials are normally straightforward. Changing the roof covering or the look of the roof may need permission, and work that affects the character of a listed building needs listed building consent. Check with Camden Council's planning team before you commit. We can quote for materials that match the existing roof.

What roofing materials do you work with?

On pitched roofs we work with tiles and slates, including ridge and hip tiles and the felt and underlay beneath them. On flat roofs we install EPDM rubber and GRP fibreglass. We also do lead work: flashings, valleys, dormers and the joints around chimneys.

Are your roofing quotes free?

Yes, where the work needed can reasonably be identified during a standard site visit. A detailed diagnostic investigation, a Roof Score or a Roof Passport inspection may be chargeable. We will always tell you before any chargeable inspection takes place.

What is a Roof Passport?

A Roof Passport is Roof HQ's permanent digital record of your roof: its condition, its Roof Score, photographs of every finding, our recommendations and the history of any inspections and repairs. You can read more about it on roofhq.co.uk.
